Board continues two adjacent 40B housing projects on Sandwich Road.
Zoning Board of Appeals · Meeting of June 11, 2026
FALMOUTH — Zoning Board of Appeals defers two large residential projects on Sandwich Road. The board continued Application #059-25 (Falmouth Residential LLC, thirty-six rental apartments with eleven affordable units) to June 25, 2026, and Application #066-25 (Sandwich Road Housing LLC, initially fifty age-restricted units expanded to sixty-four units total) to July 16, 2026. Board members, led by Chairwoman Susanne Murphy, raised concerns about fire access, inadequate setbacks from the roadway, traffic impacts on nearby DeCosta Circle, and the failure to notify the state housing agency of substantial project modifications.
Peer engineer Matt Cote flagged street-opening and setback waivers as significant compliance issues; abutters submitted a 165-signature petition and testified to safety concerns and lack of developer outreach.
