Falmouth backs year-round rental tax exemption for April warrant

Affordable Housing Committee · Meeting of January 8, 2026

Falmouth backs year-round rental tax exemption for the April town meeting warrant. The Affordable Housing Committee supported Select Board approval of a tax exemption for year-round affordable rentals, estimated to cost $4,500 per unit, as well as the Seasonal Communities designation allowing the town to acquire and develop housing for municipal employees and create a year-round housing trust fund. Committee Vice Chair Gina Torielli reported emergency shelter demand surged in recent months, with over one thousand nights of emergency housing provided in November and December 2025, serving an average of twenty-seven people per night, nearly double the prior year.

The Falmouth Affordable Housing Fund holds $2.27 million against pending applications totaling $2.425 million.
