Zoning Board of Appeals · Meeting of September 24, 2026
FALMOUTH — The Falmouth Zoning Board of Appeals approved a comprehensive permit for one affordable home at 21 Pheasant Lane and continued a larger Locust Field 40B hearing to October 22. The board voted 4-1 to grant the Pheasant Lane permit, funded with $175,000 in Community Preservation Act money awarded by the Select Board; one member dissented, calling it "an insult to the taxpayer in this town that funds this thing." Falmouth Housing Trust Executive Director Laura Moynihan presented both items; the Pheasant Lane home will be capped at three bedrooms and restricted to buyers earning no more than 80 percent of area median income. On Zero Locust Field, a rental-and-duplex project, residents questioned a three-story design they said does not "fit in with the neighborhood," while Chair Susanne Murphy said the board's hands are "pretty much tied" until Falmouth reaches the state's 10 percent affordable-housing threshold, currently near 8.5 percent.
A peer traffic report costing $8,200 is due before the October 22 continuation.
